Greetings from Aspen! - November 2nd, 2010

Our fall colors were spectacular up until last weekend when a large storm let us know winter is officially on its way. The early snows have left a snow base of 16 inches on Aspen mountain with 3 more inches of snow expected this week. We are hoping this is the preview for an epic powder year! If you have not made your plans to visit Aspen this winter, we still have great rentals left for Thanksgiving and Christmas! In addition to the weather transition, this off season brought a wave of new retail stores and innovative restaurants. Karen Setterfield, our commercial broker “correspondent” has given us the following news: Courage B, Jet Set, and two new jewelry stores: The Golden Bough next to Mezzaluna and Arianne Zurcher in the Judith Ripka space, will be opening this season in the Aspen core. The skating rink in front of the Hyatt added CP Burgers: a hamburger, shake, and fries diner that offers a great hang out for families. Bruce Berger is opening a deli-comfort food restaurant on Cooper Avenue upstairs among the art galleries and Oy Vay Cafe opens next to the Ute on Hopkins Ave. We have seen the following activity in real estate since Labor Day:

CLOSINGS: In Aspen and Snowmass Village, 49 properties have closed since September 1st. Twenty-eight of these sales were for $3,000,000 or below. Please call us for more details on any of these sales. The following is a list of properties sold in different price ranges:

2. 990 Horse Ranch Drive – A 3,495 square foot, 4 bedroom single family home in Horse Ranch (Snowmass Village) sold for $3,100,000. The original asking price was $4,995,000.

3. 205 Glen Eagles Drive - A 4,081 square foot, 5 bedroom single family home in West Aspen sold for $3,100,000. The original asking price was $3,600,000

4. 729 E. Bleeker Street – A 2,570 square foot, 4 bedroom single family home in the West End sold for $3,100,000. The original asking price was $3,995,000.

5. 1242 Snowbunny Lane, Unit B – A 4,672 square foot, 5 bedroom half duplex in the Cemetery Lane neighborhood sold for $3,200,000. The original asking price was $6,950,000. The property was foreclosed upon and sold to the buyer by the bank.

6. 141 Spur Ridge Lane – A 3,850 square foot, five bedroom single family home in Snowmass Village sold for $3,300,000. The original asking price was $3,775,000.

7. 1113 Waters Avenue – A 3,763 square foot, 4 bedroom single family home in the Aspen core sold for $3,500,000. The original asking price was $3,975,000.

8. 202 N. Monarch Street – A 4,754 square foot, 6 bedroom single family home in the West End sold for $3,775,000. The original asking price was $4,750,000.

9. 713 Oregon Trail – A 4,633 square foot, 4 bedroom Maroon Creek Townhome sold for $3,880,500. The original asking price was $4,295,000.

10. 0114 Woods Road – A 5,318 4 bedroom single family home in West Aspen sold for $4,000,000. The original asking price was $4,895,000.

2. 283 McSkimming Road – A 7,337 square foot, five bedroom single family home in the East End sold for $7,400,000. The original asking price was $7,995,000. The Seller paid $10,500,000 when he purchased the property.

3. 220 W. Cooper Avenue – A 7,233 square foot, 6 bedroom in the West End sold for $10,450,000. The original asking price was $15,900,000.

4. 200 Ridge of Wildcat Drive- A 9,194 square foot, 5 bedroom single family home in Snowmass Village sold for $11,900,000. The original asking price was $13,900,000.

5. 2435 W. Buttermilk Road - A 14,989 square foot, 7 bedroom single family home on Buttermilk Mountain sold for $31,500,000. The asking price was $47,500,000.

As you can see from the attached stats sheet, we have already exceeded the number of single family homes sold in Aspen for the 2009 calendar year, and should exceed the number of sales in 2008 by the end of the week. The dollar amount of single family homes sold in Aspen in 2010 also exceeds 2009 numbers by approximately $50,000,000. The increase in activity has been a big encouragement and we expect it to continue into the ski season.

United has direct flights this winter from LA, San Francisco, Houston, and Chicago. Frontier has flights from Aspen to Denver and great connections to most cities, including Ft Lauderdale. We also encourage you to check from your city to Eagle-Vail! The drive is gorgeous through the Glenwood Canyon and is only about 1hr and 20 min.
