Aspen Real Estate & Holiday Update! - December 13th, 2011

The skiing is lots of fun even though we could definitely use more snow!  But, to get your legs in shape, you will appreciate beautifully groomed runs instead of deep powder for your Holiday trip!

NEW BUSINESS BOOK:  Harvey Mackay, the well-known business book author most famous for, Swim with the Sharks, is promoting his latest book, The Mackay MBA of Selling in the Real World.  Harvey is a good friend & loyal client of mine.  He called me today to ask MY advice in speaking to Keller of Keller-Williams Real Estate & many of his 90,000 real esate brokers about what is important to generate real estate business in this challenging climate.  So, I said, "respond quickly to telephone calls, texts & e-mails".  You all have lots of choices with brokers.  I hope I never leave you hanging!

REAL ESTATE STATS:  We see continuing interest n the corrected prices here with buyers from all over the country.  Since our last e-newsletter of November 10, 2011, there have been 17 properties Under Contract and 22 Closings.  The most astounding statistic is that 3 Closings are over $15,000,000.  Gross volume for Aspen & Snowmass Village year to date is $849,456,863 vs. $685,798,403 for 2010, a 24% increase.  The average Aspen single-family home price in 2011 is $5,793,700 vs. $5,507,460 in 2010.

SPEC HOMES:  The last 3 big closings were 3 spec homes that were listed just around the crash of later 2008.  Original list prices:  $23,900,000 closed for $15,000,000 & $35,000,000 closed for $20,750,000; and $22,000,000 closed for $16,500,000 including the adjoining vacant lot next to lift 1A.  So, the larger new homes are just about absorbed.  Now, is the opportunity for a home that has not been on the market to fill these gaps!

The drive is about 1 hour and 20 minutes through the scenic Glenwood canyon.
